Furthermore, the park is located directly on the Ardèche river, where you can swim, play, or simply relax by the water. The charming center of Vallon-Pont-d'Arc, with its authentic streets, cozy terraces, restaurants, and shops, is just a five-minute drive away.

The villa stands on a generous plot of approximately 950 m² and features a beautifully landscaped, fully fenced garden offering plenty of privacy. Thanks to its secluded location and stunning views, you will experience the ultimate holiday feeling in the Ardèche here.

Ground floor: the atmospheric and spacious living room is equipped with air conditioning, comfortable seating, a television, and Wi-Fi internet. Two large sliding doors provide direct access to the covered terrace and the garden. The open dining room connects seamlessly to the country-style kitchen, which is fully equipped. Amenities include a ceramic hob, oven with microwave function, dishwasher, two refrigerators, and a freezer.
There are also two spacious bedrooms on the ground floor, both equipped with air conditioning. The first bedroom features a double bed (160 x 200 cm), a wardrobe, a chest of drawers, a television, and French doors opening onto the garden. The second bedroom is furnished with two extra-long single beds (90 x 210 cm).
The spacious bathroom is equipped with a shower, a sink, and a toilet. Additionally, there is a separate toilet and a practical storage room containing a washing machine, vacuum cleaner, iron, and drying rack.

First floor: Two more comfortable bedrooms are located on the first floor. The first bedroom features two extra-long single beds (90 x 210 cm) and a ceiling fan for extra cooling during warm summer days. The second bedroom is furnished with two single beds (90 x 200 cm) and also features a ceiling fan.
Additionally, on this floor you will find a second bathroom with a bathtub and shower, a sink, and a toilet.
You can reach the indoor balcony with a cozy seating area via the landing. Here, you can enjoy a good glass of French wine in peace and quiet, along with a beautiful view of the surroundings. The balcony door is also equipped with a practical pleated insect screen.
All casement windows in the villa are fitted with roller screens.

Outside: from the living room, you walk directly onto the spacious covered terrace, where a large dining table with chairs invites you to enjoy long evenings of outdoor dining. Several comfortable seating areas have been created throughout the garden, so you can always choose a spot in the sun or in the shade.
The absolute showpiece of the garden is the generous private swimming pool measuring 9.5 x 4.1 meters. The pool can be heated upon request (at an additional cost), allowing you to swim comfortably even in the spring and autumn seasons.
Around the pool, you will find sun loungers, parasols, and an outdoor shower. Additionally, the villa features an electric Weber barbecue for cozy barbecue evenings with family or friends. The garden is atmospherically lit and fully enclosed with lockable gates, making it very suitable for families with young children. There is also a private jeu the boules court available in the front yard.
